SB Homes, a house building company based in the Colne Valley, Huddersfield, has secured development funding for the first time in its almost 30-year history — unlocking a new phase of growth for the family-run business.

A facility for up to £13.5million of funding has been provided by Aldermore for SB Homes’ Lingards Fold site — a 42-home development in Slaithwaite. The loan will enable the firm to accelerate build speeds and marks a strategic move towards developing multiple sites simultaneously.

Founded by Stephen Byram in 1997, SB Homes has built more than 500 homes in the Colne Valley. Until now, projects have solely been funded using the business’ own capital. Now led by Stephen and his three daughters, the second-generation business is entering a period of strategic expansion.

Committed to the local economy, SB Homes sources materials and labour locally wherever possible, ensuring that the benefits of development are shared with the wider community. Lingards Fold alone supports the livelihoods of 50 tradespeople and office-based staff, as well as hundreds of people within the wider supply chain.

David Whitehouse, Property Development Manager at Aldermore, said: “We’re delighted to be backing SB Homes and the company’s new housing development. Being based in the Colne Valley, SB Homes knows the area incredibly well and has built a strong track record in the development of new build homes in the area. We’re glad to be part of their journey as they grow their business to deliver even more first-class homes.”

Sophie Byram-Clifford, Finance and Operations Director at SB Homes commented: “Taking on development funding is a major milestone for our business and it’s a very exciting time. It will allow us to build at a pace we’ve never experienced before. Working with Aldermore has been a great experience — their appetite to get the deal done and their one-to-one relationship approach really stood out.”

Lingards Fold, SB Homes’ current development, comprises a range of homes including 3, 4, and 5-bedroom detached properties, 3 and 4-bedroom semi-detached and terraced homes, and eight affordable one- and two-bedroom apartments. With panoramic views over the Colne Valley and just five minutes from the local train station offering direct links to Manchester in 35 minutes, the location combines countryside living with commuter convenience. 17 out of the 20 plots released so far have been reserved or sold.

The deal was introduced by property consultant Stewart Brown, who worked closely with Sophie to get it over the line. Aldermore’s property development manager, David Whitehouse, led on the deal. His experience in the sector and hands-on approach helped bring the process to completion.

Stewart Brown, of Property Asset Consulting, said: “It was a pleasure to bring SB Homes and Aldermore together to help make this deal a reality. SB Homes is an outstanding Kirklees house builder and it’s fantastic to see Aldermore supporting their business growth."
